General Terms and Conditions....The small print!
1. All items on our web site are copyright. You may link to our site, for which purposes we will supply you with the relevant logo or text, you may also reproduce, with our permission portions of text from within our site, provided that the text appears in its original form and without spurious ‘in-line’ links being inserted. Software and the code generated by that software for the purposes of realising our site are also copyright.
2. Web site availability is subject to several factors including our ISP, our web host, and their ISP. While every effort is made to ensure continuous service, we cannot be held responsible for our web site not being available.
3. Information contained on our web site is provided in good faith, we are not responsible for any losses or damages caused by incorrect or missing information. In particular we are not responsible for information contained on any site that we link to, although if you inform us that information or services provided by another site are inadequate we will endeavour to correct the information or remove the link in question.
4. Accommodation is provided subject to availability. A deposit of at least 50% of the total cost of your accommodation is payable to confirm your reservation. We will send you an invoice through PayPal for the balance 45 days before your arrival date, this invoice must be paid within 15 days. If you book less than 30 days before your arrival then you must pay the total cost of the accommodation to confirm your reservation. We generally use PayPal to handle our payments, if you use the online booking system then only PayPal can be used, (although you can use your credit or ATM card with PayPal). Alternative payment methods may be used for manual bookings. If the balance invoice is not paid on time then we reserve the right to cancel your booking and re-let the room, if the room is re-let we will refund your deposit. See also Clause 11 - No Shows and Cancellations.
5. If we cancel your booking due to circumstances beyond our control we will refund you 100%, our liability is limited only to any money that you have paid to us. We will, however, attempt to find you alternative accommodation, the cost of this accommodation is between yourself and the owner and it is up to you to pay for this accommodation yourself!
6.  We reserve to refuse any bookings and we reserve the right to remove any guests that we consider are unsuitable or who cause a nuisance. We also reserve the right to refuse admission on arrival in which case your deposit will be refunded in full.
7.  Guests who are removed from the premises under clause 6 will be given a partial refund for the unused portion of their accommodation costs that have already been paid to us.
7. We appreciate that damages do sometimes occur! Major damage to furniture and soft furnishings must be paid for by the guest. A list of charges is available on request. Items missing from rooms are also chargeable.
9. While we try to ensure that all services that you would normally expect us to provide, are available, we can accept no losses or damages incurred by non-availability. In particular we cannot guarantee continuous Internet access, and we cannot be held responsible for loss of data or damage to any electrical equipment including personal electronics cause by power failures, ‘brown-outs’, or surges.
10. We are not responsible for your personal well-being or any of your property during your stay! All guests are encouraged to carry proper travel insurance.
11. No Show Policy - It is in your own interest to stay in touch with us before your arrival and to inform us of any delay in your arrival. If you arrive late you will still be expected to pay for accommodation even if you have not used it! No refunds will be made for ‘no-shows’.
    Cancellations - We understand that it may be necessary for guests to cancel bookings on occasions. If you have paid with PayPal and you cancel your booking within 60 days of paying the deposit you will receive a full refund of your deposit. If you cancel your booking more than 60 days after paying the deposit you will receive a refund less a handling charge equivalent to the PayPal commission paid by us when we received the deposit. ALL REFUNDS ARE MADE THROUGH PAYPAL AND YOU MAY BE CHARGED A FEE BY PAYPAL IF THE REFUND IS MADE MORE THAN 60 DAYS AFTER THE INITIAL PAYMENT. (These are Paypal rules not ours!). If you cancel your booking less than 30 days before your arrival date no refund of deposit will be made (I.e. 50% of accommodation cost). We review all cases of cancellation less than 45 days but more than 30 days before planned arrival dates on an individual basis depending on the total amount paid to us in advance. Please note we work only in Euros, we invoice in Euros and we refund in Euros. If you are not in the Eurozone this may mean that the amount of any refund may not be the same in your local currency as the amount you originally paid. We are not responsible for exchange rate fluctuations!
12. We only accept reservations from guests over the age of 25.
13. We all like to have fun when on holiday but sometimes we have to draw a line especially when it comes to visitors who are not registered with us! No visitors are allowed in the apartment after 22.00h, and no visitors are allowed at any time in the homestay accommodation. Our room rates are based on the number of occupants and quoted rates are for two sharing a room. Single traveller rates are based on ONE person only using the room and the facilities therein including beds and towels.
14. We reserve the right to vary these conditions at any time.
Privacy Policy.

1. We do not use ‘cookies’.
2. We do not collect personal information from you when you visit our web site, although if you visit another site using a link from our site then that site may collect information about you. You should check the privacy policy of the site concerned.
3. With the exception of PayPal, we do not share your personal information with anyone else, and we do not sell your information to anyone else.
4. We use your email address to make ‘Requests for Payment’ through PayPal, and to keep in contact with you when you have made a booking.
5. Any information that you provide to PayPal, such as telephone numbers and addresses is subject to PayPal’s privacy policy.
6. We ask for identification when you check in, and normally take a copy of your passport as required in Greece. These are destroyed after your departure.
